Wall Planning Board To Hear Belmar Boulevard Warehouse Pitch

170,000 square feet of warehouses targeting Belmar Boulevard at Birdsall Road

 

The Planning Board at Monday’s regular meeting is scheduled to take up a proposal  for numerous warehouses on Belmar Boulevard near the Howell boundary.

The application, brought by ASP at Wall, proposes to build an 80,000-square-foot warehouse building and six 15,000-square-foot buildings — a total of 170,000 square feet of buildings — along with associated parking, drainage and utility facilities on a tract at Belmar Boulevard and Birdsall Road. A portion of the property is located in Howell.

All construction for the project would be within the boundaries of Wall, according to the plans, but Howell would provide water and sewer service.

The buildings would be used for warehouse and office space, divided approximately 75 percent warehouse and 25 percent office. The applicant is seeking a number of setback and other variances from the board in order to build the project.

The proposal asks the board to approve two waivers from constructing an acceleration lane on Belmar Boulevard for sites that generate substantial traffic. Other waivers deal the placement and width of driveways.

Monday’s scheduled hearing will be the first on the application since October. It was scheduled for a December meeting but withdrawn from the board’s agenda.

The project has the attention of Howell officials.

Howell Mayor William Gotto has said he would like the Howell Planning Board also to look at the proposal, since it would also affect that township.

“I think anytime a project straddles two communities, both Planning Boards should have a chance to review it,’’ Gotto has said.

The Planning Board is scheduled to meet Monday at 7:30 p.m. in the main meeting room of town hall, 2700 Allaire Rd.

Another piece of farmland to be developed when there are dozens of empty buldings in the area. Very sad. :(

The problem is that the infrastructure would need to be updated and they would probably have to spend more money to get those buildings up to code and marketable. Maybe they should demolish an empty building instead, but even in terms of energy efficiency, in the long run, they would be better off just building fresh

In the long run it would be better to have space to grow food. The country is on the verge of being bankrupt and we may need the space soon.
