Shell Station To Become 7-Eleven Store

The convenience store chain, which operates numerous sites in the surrounding area, pitched the board to convert the 2,316-foot gas station building into a 7-Eleven store, leaving the existing gas pumps to be operated by Shell.
Gas pumps would be increased to four, with one for diesel, according to planning documents filed with the board.
The site was granted a use variance, since gas station/convenience store combination businesses are not allowed in that zone.
The footprint of the main Shell station building will not change. But it will be renovated and turned into the 7-Eleven. The 1-acre property also will accommodate 24 parking spaces and underground gas tanks will be removed and replaced with new, 15,000-gallon tanks, according to the plan.
Wednesday’s pitch was the second go-around for 7-Eleven. In May of 2011, the board nixed a plan to put a similar set up on the Gulf gas station property at Allaire Road and Route 35 amid concerns about increased traffic.
Two other convenience store chains have been trying to locate stores in town.
A Wawa store with a gas station is being eyed for a plot on Route 34 near the Wall Speedway. The QuickChek chain wanted to build a similar facility on Route 138 at Allenwood Road -- the site of the former State Police Barracks. Neighbors vehemently opposed that site and the board denied it in October.

Isn't there a 7-11 5 blocks away? Do they intend to close that one? I don't recall any convenience stores going south on 35, but isn't this a bit of overkill? Summertime should prove interesting at that corner with the folks headed to the beach using the Belmar Blvd shortcut. I don't understand why it's ok there but nowhere else.

Well, I called about this and I'm told Wall Planning Board only legally has to notify anyone living within 200 feet. Only 3 people showed up to the meeting. 2 against and one with no issue. My bad for not checking the newspapers legal section to note that this was being brought up before the board on 1/9/13. I can't imagine the extra traffic we'll have to deal with on Belmar Boulevard during the late Spring/Summer months.

I wonder if the people across 35 had to be notified? Anyone else behind the station wouldn't be home after Sandy. Sounds like 7-11 slid right in with opportunistic timing.

Yes Mickey, they were. Only 2 families responded from River and M Street. They were against it. Really, only those living within 200 feet had to be notified? I live in a development off of Belmar Blvd just past Marconi, and I'm not thrilled with it. I' m surprised that no one else living past us along the Blvd, especially those living on the water, could be happy about it either.
