Huge Project Targets Belmar Boulevard Tract

Seven warehouse/office buildings slated for parcel near Howell boundary

A project that calls for the construction of seven warehouse buildings on a Belmar Boulevard parcel in the extreme west of the township is scheduled to be heard next week by the Planning Board.

The applicant, ASP Wall LLC, wants to build an 80,000-square-foot warehouse building, and six 15,000-square-foot buildings — a total of 170,000 square feet of buildings — along with associated parking, drainage and utility facilities on a tract at Belmar Boulevard and Birdsall Road, according to a public notice.

The buildings would be used for warehouse and office space, divided approximately 75 percent warehouse and 25 percent office, according to the notice.

A portion of the property, which is located in an industrial zone, is in neighboring Howell Township. If constructed, the buildings would be hooked up to Howell water and sewer, despite that all seven buildings are slated to be built on Wall Township property, according to the notice.

ASP is seeking a number of setback and other variances from the board in order to build the project.

The proposal asks the board to approve two waivers from constructing an acceleration lane on Belmar Boulevard for sites that generate substantial traffic, the notice says. Other waivers deal the the placement and width of driveways

A public hearing is set for 7:30 p.m. Oct. 1 at town hall, 2700 Allaire Road.

This project will bring more trucks to our town and much more traffic to an already dysfunctional intersection (Rt 34 and Belmar Blvd). I hope the town doesn't encourage this project with tax incentives. There are so many vacant warehouses across the state. Let's not lose more farmland or non-developed land to the "if we build it, they will come" mentality. They may not come. The town committee should be promoting our existing, vacant commercial space instead of promoting new commercial space. The almighty tax rateable should not be the only consideration. Keeping Wall a nice place should be priority or we will end up with Route 34 looking like Route 70 in Brick. Ugh!

This project should be vetoed just on the basis of the undesireable truck traffic increase on Belmar Blvd. It's not appropriate. Whatever short-term ratable increase we gain by approving this project will ultimately be a net loss in the long-term, after the ineveitable "unforeseen" road or other infrastructure improvements are done to accomodate the addiional traffic, etc.

Maybe Belmarthan we could afford streets lights and traffic lights had enough accidents on my block (BELMAR BLVD)!. Can't even walk my dog! what a bunch of B.S.

Don't do it. The Patch just wants others to do its job. The Patch reporter was moved to the HowellRead More Patch. Wall no longer has a reporter specifically assigned to our town. No longer do we have a reporter attending meetings and reporting on the important news relating to Wall.
