Warehouse Project Approved For Belmar Boulevard

Wall construction approved; neighboring Howell to provide water & sewer

A proposal to build seven warehouses on farmland on the western edge of town was approved by the Planning Board Monday, officials said. The pitch, which proposed to build an 80,000-square-foot warehouse building and six 15,000-square-foot buildings — a total of 170,000 square feet of buildings — along with associated parking, drainage and utility facilities on a tract at Belmar Boulevard and Birdsall Road, was approved by the board in a 7-1 vote, according to the Planning office. Board member Clinton Hoffman was absent. Board member Ralph Addonizio cast the sole vote against the project. The vote followed a hearing that lasted about 15 minutes, officials said. Canceled: No Planning Board Meet Monday

Next meeting on March 5

The scheduled meeting of the Wall Township Planning Board has been canceled. The board was scheduled to meet at 7:30 p.m. at town hall, 2700 Allaire Rd. It will not be held, according to the township website. The next scheduled meeting of the Planning Board is March 5, when scheduled for a continuing hearing is the application of Richard Bahadurian, who proposes a signifcant addition to the existing office park, Valley Park West, located at 2517 Route 35. Bahadurian is proposing 15 additional office buildings, bank building and banquet hall on a portion of the property that is now wooded.

As a resident of Wall, I don't want this project constructed in this town. We don't need the additonal truck traffic that will be generated by the development. We already have lots of empty space in town that needs to be filled. When a new building is constructed, it doesn't always mean that a new business will come to town. Proposed zoning map change would still exclude big box home improvement warehouses

The Planning Board will begin mulling a major change to the zoning map that could affect the majority of Wall’s Route 35 corridor. The Township Committee at Wednesday’s regular meeting introduced an ordinance that proposes to allow “Home Center” uses into zones that currently exclude them. The ordinance was introduced by unanimous vote and was immediately remanded to the Planning Board for study by that panel. In zoning map changes, the advice of the Planning Board is sought prior to approval. The advice of the Planning Board is not, however, binding. The panel has 35 days to make its recommendations. Two Public Meetings Canceled This Week

Planning Board meeting scheduled for Monday and zoning board Wednesday nixed

Two public meetings this week have been scrubbed, according to their respective agendas. The Planning Board meeting, scheduled for Monday night, has been canceled. And on Wednesday, the Board of Adjustment meeting also has been canceled. The two cancelations are part of a regular August recess and have not been nixed for lack of quorum or business, according to the township Land Use office. The two boards are scheduled to meet next month -- Sept. 10 for the Planning Board and Sept. 19 for the Board of Adjustment. The Mobile Home Rent Stabilization & Control committee meeting, scheduled for 7:00 p.m. Tuesday, however, is going ahead as planned. The meeting is scheduled to be held at town hall, 2700 Allaire Road.

Red Tape Cut For Some Businesses

Township Committee makes it easier for some businesses in town

The Township Committee at its regular meeting last week unanimously adopted  measure making it easier to move some applications through the sometimes-costly Planning Board process. The committee voted 4-0 to adopt an ordinance raising the threshold triggering a full Planning Board hearing for some businesses aiming to renovate an existing building for a new use. Councilwoman AnnMarie Conte was absent. There was no discussion, either from the dais or from the public, on the ordinance during the public hearing. The measure had previously received the blessing of the Planning Board. The ordinance changes the township’s zoning code and raises the threshold that triggers a Planning Board hearing for a minor site plan, according to the measure. …
